YOUR LAND PLUS OUR EXPERTISE
We offer landowners the opportunity to collaborate on projects. This means that the land value is considered an investment in the project, and a collaboration contract is signed between the landowner and GARON for the joint realization of the projects.
PROFIT PARTICIPATION:
At the end of construction and sale of the finished property, the landowner receives an amount equivalent to the land value, as well as an additional percentage of the profits calculated based on the proportional share of the owner's contribution to the total project cost.
LET'S TAKE A CONCRETE EXAMPLE:
Supposing the value of the land is estimated at 1,000,000 CHF, while the total project cost is 4,000,000 CHF.
So, when the property is sold for 6,000,000 CHF, the landowner receives their 1,000,000 CHF for the land, plus an additional 25% of the profits.

THE CALCULATION ALGORITHM IS AS FOLLOWS:
We have the following variables:
Cost of land* (C_terr) in CHF
Selling price of the item (P_sale) in CHF.
The share of the owner's contribution (Share) as a percentage.
The calculation algorithm is then as follows:
Calculate the share of the owner's contribution in the cost
total of the project (Apport_Part) in CHF:
APPPORT_PART = (C_TERR / C_PROJECT) * 100
Calculate the owner's profit (Profit) in CHF:
PROFIT = (P_SALES - C_PROJECT) * SHARE / 100
The total amount the owner will receive (Total) will be:
TOTAL = C_TERR + PROFIT
*The land cost must be assessed by an independent agency.
This algorithm allows calculating the amount the owner will finally receive after the completion of construction and the sale of the property as a percentage of their contribution to the project.
